Chapter 7 - Rules and Regulations
Even though the December 1994 amendment to the General Declaration provided the POA the right to promulgate rules and regulations to legalize its enforcement powers, by early 1997 only one such rule (for Control of Domestic Pets) had been formally approved and legally advertised. During 1998 the Board undertook and completed the task of establishing a basic system of rules with specific enforcement procedures. An “A” series of rules was dedicated for property owners and their guests, a “B” series for contractors and service personnel, and a “C” series for AECC matters. (The Rules and Regulations, as well as the General Declaration and other governing documents are posted on the POA’s web site for the convenience of property owners.)
These rules have continued to be revised and expanded over time and represent a fairly complete coverage of those issues that need to be addressed. As an example of the purpose they serve, until Rule A.2, Vehicle Safety and Control, was approved in August 1999, the POA could not legally enforce fines for property owners who were caught exceeding the speed limit that had been posted since Big Canoe’s early days.
During this same time frame, the Board drafted and approved initial guidelines for all of the standing committees of the POA. The committees had been in existence for a number of years, but no mission statements or other written purposes could be found when the question was raised in 1997. The committees’ influence on POA activities has varied over the years depending upon who was the current General Manager.



This site is presented as a resource for use by Big Canoe property owners. Information found on this site will often differ from that which is presented by the POA Board, the current administration, and some of the committees. Much of what you will see here is opinion, but the opinions will be formed from the best available information.
