Preface
Covenanted communities, also known as master planned communities, offer benefits that are potentially attractive to many homeowners. These benefits can include a certain assuredness that neighbors will not spoil the visual environment by opting for outlandish architectural styles or colors, clear-cutting their property, maintaining an unsightly condition of buildings or grounds, running a boarding house, etc. However, in order to generate these assurances, another level of restrictions is usually necessary beyond those of the local municipality or county government.
This level is generally referred to as Covenants and Restrictions that are stated in legal documents that run with the land. All persons who purchase land covered by such documents subsequent to the effective date of the documents are subject to the limitations imposed by them.
This paper is an historical perspective of governance at Big Canoe, and is prepared for the express purpose of educating interested property owners and motivating them to become more involved in the future governance of this property.



This site is presented as a resource for use by Big Canoe property owners.
